This area primarily feeds into Cherry Creek High School in Greenwood Village, CO listed live as of 1/09/2026. These homes have all been on the market for over 45 days and were also listed during the slowest portion of the annual sales calendar.
Key #1 - Not being aware of the levers that you have control over. The easy (and lazy) opinion is that it's all about Price, Price, Price, advertising, marketing, staging and commissions. Yes, these are all levers but they are a few of 52 levers that matter.
Example 1 - Massive design disconnect
This home is not only located in the one of the most desirable school districts in America, it's also the least expensive home in the high shcool attendance area. The home is in almost perfect condition, remodeled and movie in ready. Unfortunately the furniture is completely out of touch with what buyers want. As a result, this seller will most likely end up under selling the home by a large margin. Just because your furniture is very expensive, you love it doesn't mean that it will sell your home for top dollar. This homeowner would be better off, storing this furniture, getting it staged by a top tier interior designer. They would sell it for more money, quickly and not be forced into feeling that the only lever that they have is price. You can and will pull and pull on the price lever. It's helping no one but the ultimate buyer.
